A More Balanced Fall Market Is Creating Opportunity in Manhattan Beach, Hermosa Beach & Redondo Beach- Los Angeles Beach Cities
September has always felt like a reset in the South Bay.
Summer vacations wind down, routines return, and homeowners who have spent the past few months thinking about a move begin asking a more serious question: Is this the right time to buy or sell?
As we enter September 2026, the answer depends less on the headlines and much more on the specific neighborhood, property and price point.
Recent South Bay market data shows inventory leveling off after the summer months while pending sales have softened slightly. That doesn’t necessarily mean buyers have disappeared. Instead, it suggests a market becoming increasingly selective.
And selectivity can create opportunity on both sides of a transaction.
For South Bay Sellers: Presentation Matters More
The days of assuming every property will generate immediate competition simply because it’s located near the beach are behind us.
Buyers are paying attention to condition, location, floor plan, outdoor space, natural light and perhaps most importantly, price.
A beautifully prepared Manhattan Beach home in the right location can still command significant attention. But today’s buyer is also comparing it to everything else available within their price range.
This makes pre-market strategy particularly important.
Before listing, I look at much more than recent comparable sales. We need to understand competing inventory, buyer behavior, neighborhood micro-trends and what will make your particular home stand apart.
For Buyers: September May Offer an Interesting Window
Fall buyers often encounter something they didn’t necessarily have during peak spring competition: a little breathing room.
Some homes that came to market during summer may have accumulated days on market. New inventory continues to appear. And sellers who are motivated to move before the holidays may be more willing to have meaningful conversations.
That doesn’t mean waiting for dramatic price reductions.
In Manhattan Beach, Hermosa Beach and desirable areas of Redondo Beach, exceptional homes remain scarce. When a special property is correctly priced, competition can still happen quickly.
The better strategy is being prepared enough to recognize value when it appears.
One South Bay Doesn’t Equal One Market
Perhaps the most important thing to understand is that “the South Bay market” isn’t really one market.
A Manhattan Beach Sand Section property behaves differently from a Tree Section home.
Hermosa Beach walkstreets and ocean-view properties have their own pulse.
Redondo Beach offers everything from coastal homes near the Esplanade to larger properties farther east, often giving buyers more house for their budget.
Even within a single city, two homes with similar square footage can have dramatically different values.
That’s where hyper-local knowledge matters.
Thinking About Making a Move This Fall?
September is a useful month to gather information even if you’re not ready to make a move tomorrow.
For sellers, that may mean understanding what your home could realistically command and what preparation would maximize its value.
For buyers, it may mean defining which South Bay neighborhoods give you the lifestyle, home and long-term value you’re looking for.
Sometimes the smartest real estate decision begins months before the “For Sale” sign ever goes up.
