Three tips for a smooth home sale!

1) SET THE RIGHT PRICE.First, I am here for you, and the goal is to help you get top dollar for your home. So let us create a customized pricing and marketing strategy for your home. One of our first steps is to look over any off-market and listed comparative market solds to compare your home against it- this I will provide for you.We will also factor in what upgrades and improvements you have made to your homes, such as adding a new electrical, HVAC system, or remodeling the kitchen and any additionals. Together we will compare apples to apples because, believe it or not, that is what buyers will do when they see your home prepare to make an offer.
2) KEEP YOUR EMOTIONS IN CHECK.Your home is not just a building — it’s where you’ve celebrated holidays, birthdays, built your family, and made memories. Selling your home is an emotional process, but not taking things personally to get the best possible deal during offer negotiations is necessary. If things get stressful, think of me as your emotional support realtor, I’ll be with you every step of the way, this is my job, and I’m good at it.
3) STAGE, STAGE, STAGE.Before we list your property for sale, we want to make it look as appealing as possible to prospective buyers. That means cleaning, decluttering, organizing, and staging. While I won’t tell you to tear out your kitchen and do a complete rehab, I almost always recommend minor updates that go a long way with prospective buyers, like a fresh coat of paint on the front door, shampooing your rugs, or replacing torn window screens. The goal is for the buyers to envision themselves in the home and want to make it their own- which means dollars in your pocket.
I like to meet with home sellers 3-6 months before listing so that we have plenty of time to prep your home and make a game plan.
